Selling Land in Russia in 2026: Documents and Due Diligence

A Russian land sale should begin with EGRN records, boundaries, land category, permitted use and the legal status of buildings—not with a generic contract template. Since 1 March 2025, missing boundary-location data in EGRN can prevent registration in the circumstances specified by law.

Checks before an advance payment

  • current EGRN data on the owner, area, boundaries and restrictions;
  • the seller’s title instrument;
  • land category and permitted-use designation;
  • protected zones, easements, public restrictions and lawful road access;
  • consistency between registered and occupied boundaries;
  • rights of spouses, children, co-owners, tenants and mortgagees;
  • the status of the house and other permanent structures.
Unspecified boundaries are not a minor formality. Registration may be suspended. Before settlement, determine whether the boundary can be clarified without a neighbour dispute or encroachment on public land.

Contract and registration documents

The core pack includes the agreement, registration applications, identity and authority documents. Depending on the transaction, it may also require spousal consent, guardianship approval, lender documents, a corporate approval, observance of a pre-emption right or notarisation. Agricultural land is subject to additional restrictions and procedures.

Transaction sequence

  1. Obtain current EGRN information and title documents.
  2. Inspect the plot and compare boundaries, access and buildings.
  3. Review restrictions and family or corporate authority.
  4. Define the subject precisely: cadastral number, area, price and connected assets.
  5. Link protected settlement to registration and release of encumbrances.
  6. File through MFC, a notary or an electronic channel and obtain the final EGRN record.

Special cases

A share sale may require pre-emption procedures and notarisation. A mortgaged plot follows the lender’s structure. Agricultural and border-area land and purchasers with foreign participation may be restricted. Where the seller also owns a house, separating the structure from the land may conflict with the statutory connection between a plot and permanent real estate.

  • the fence and registered area differ materially;

  • there is no documented access;

Frequently asked questions

Can land be sold without a survey?

Since 1 March 2025, missing EGRN boundary-location data may prevent registration. The actual register entry must be checked first.

Must the house and land be sold together?

Rights to the plot and seller-owned permanent structures are normally addressed together. Separation requires a valid legal structure.

Is an EGRN extract enough?

No. It does not replace title-history, boundary, access, planning and authority checks.

Where is the sale completed?

The parties sign the agreement and file through an available registration channel. A notary is mandatory only in statutory cases.
