A person may apply for a mortgage after Russian personal bankruptcy is completed: the law imposes no universal waiting period and provides no guarantee of approval. For five years, the applicant must disclose the bankruptcy when assuming obligations under a credit or loan agreement. The bank separately assesses credit history, current debt, income, deposit, property and its own risk model.
Disclosure period
This is a duty to disclose, not an automatic mortgage ban.
Review reports
Obtain reports and challenge only specific, provable errors.
Document funds
The source of the down payment should be lawful and traceable.
Quick self-check
- Obtain the final court order and EFRSB notice.
- Identify all credit bureaux holding the file.
- Review reports and the status of old obligations.
- Calculate documented income and current debt load.
- Document the source of the deposit.
- Disclose the bankruptcy and avoid multiple simultaneous applications.
Is the mortgage file ready?
Mark the evidence already available. This check does not predict a lender’s decision and sends no data.
When an Application May Be Filed
Article 213.30 does not prohibit new credit. For five years after asset-realisation completion or termination during that procedure, the applicant must disclose the bankruptcy. There is therefore no universal statutory three-year or five-year waiting rule; legal ability to apply and a bank’s underwriting decision are different questions.
What the Bank Reviews
The review commonly includes credit history, surviving obligations, documented income, employment, current debt load, deposit, property and the accuracy of the application. The final order explains the old case but does not replace income and source-of-funds evidence.
Credit History
Old contract events do not vanish because of bankruptcy. Distinguish lawful history from a concrete technical error, such as an incorrect balance or status. A documented error may be disputed with the source and bureau; accurate information cannot be erased on demand.
Deposit and Property
Keep records showing whether the deposit comes from post-completion salary, a sale, a gift or another lawful source. Review marital-property issues where relevant. The guide on buying an apartment after bankruptcy covers the acquisition itself; this page owns the new-credit question.
Practical Sequence
- check the final order and date;
- obtain all bureau reports;
- correct documented errors;
- assemble income, employment and deposit evidence;
- test affordability;
- disclose the bankruptcy;
- review full contract terms rather than a preliminary approval.

Frequently Asked Questions
How soon can a mortgage be granted?
No universal legal period applies. The person may apply after completion and the lender decides on the evidence.
Must the person wait five years?
No general five-year ban applies, but bankruptcy must be disclosed for new credit during that period.
May bankruptcy be hidden?
No. The statute requires disclosure and inaccurate application data creates risk.
Can credit history be corrected?
A specific error may be disputed; accurate information cannot simply be deleted.
The Bank of Russia explains that completion of bankruptcy does not erase a credit history. A record is generally retained for seven years from its last change, while the termination of an obligation following bankruptcy must be reported on the basis of the final act.
Is a subsidised mortgage automatic?
No. Programme rules and lender underwriting are checked separately.
